Fuel Gas should be supplied to all gas fixtures including heaters, double gas turrets, gas stoves, hot water heaters etc.

Natural Gas should be used where available to the site.

Protect the gas meter from unauthorised access, by securing it within a masonry enclosure suitably locked by an 'E' key padlock.

Adequately vent enclosed areas (eg enclosed cupboards) where there is a risk of gas build up (especially LP gas).

Second stage Regulator and Isolation valves to be in stainless steel wall mounted box (to be recessed if in a new building)

Particular projects may require assessment under State Environment Plan No 33 at Development Application Stage, and should be done by a hydraulics specialist.

Typical Tank Sizes: 7.5 kilolitres, 1.2m dia. and 6.6m long. Install the LPG tank on a minimum 100mm thick reinforced concrete slab. Extend the slab size beyond the plan view of the tank by 1500mm in all directions.

  • Tank Enclosure: Provide an 1800mm high chain wire security fence to the perimeter of the concrete slab base, with galvanised steel posts and galvanised steel top and bottom rails. Include lockable gates at diagonally opposite corners.
  • Provide Safety clearance to a school as required under A.S. 1596  (10m and 6m to other public space).
  • Road access for filling and a chain-wire fence are also needed.

Life Cycle Cost Calculation

For new schools and when replacing or updating major gas service components, a simple life-cycle cost should be calculated. This should be based on initial capital cost, operational (usage) costs and ongoing maintenance/ servicing costs over a period of time, e.g. 20 years and/ or the life of the asset.

Assets requiring life cycle costing would include gas heating and hot water generation.

When assessing the relative costs the calculation must consider the following:

  • Capital cost of the asset
  • Multi-service integration and interface - provision (and costs) of any supporting services (eg gas tanks etc).
  • Reticulation of piping and of cables, if applicable
  • Provision for expansion of plant and equipment (if a likely possibility)
  • Resource (gas) consumption costs. Based on; 1 year, 5 years, 10 years and / or 20 years
  • Maintenance required and cost of this maintenance
  • Frequency, nature and costs of capital upgrades needed over the life of the asset to maintain fitness for purpose
  • Cost of disposing of the asset or its components

Comments also need to be made on:

  • Future improvements and updates. flexibility and change
  • Value for Money from any chosen material, equipment or product
  • Life span of the asset
